Property Assessment
Once an instruction is received, we will establish contact with the property owner to arrange a mutually agreed time that is convenient to carry out the property assessment. The assessment will take up to an hour dependent on size of property.
The assessment will be non-intrusive, in that there will be no activity that will involve disturbing the fabric of the property such as drilling or removing fixed panels. It is purely a visual inspection, but access will be required to all parts of the property including loft, garage and airing cupboards.
The assessment will consist of the following:
- Measurements taken internally and/or externally to measure heat loss perimeters and wall thickness.
- A visual inspection of the loft space, insulation and other constructional features (if accessible).
- An inspection of adjoining corridors or stairwells in flats.
- Inspection of heating systems, boilers, hot water cylinders and heating controls.
- A visual check of the fixed lighting within the home.
- An assessment of the glazing fitted in each room (double or single glazing).
- An assessment of any other energy related features such as solar panels, photovoltaic panels or renewable energy resources used in the home.
The assessment is based on the collection of specific data that enables the energy and environmental efficiency ratings to be calculated. Factors that influence such ratings will be affected by:
- Date of property and/or renovations (insulation properties dictated by building regulations at time of build).
- Type and efficiency of heating system.
- Heat loss perimeters (exposed walls).
- Insulation properties (walls, glazing, loft).
Once the assessment has been carried out the EPC will be produced to the client within 24 hours.
